What is Sports Tourism?

From the Super Bowl to March Madness, major sporting events can be the highest-revenue nights of your year — if you know how to position, price, and market for them. Here's the playbook.

From the Super Bowl to March Madness, major sporting events can be the highest-revenue nights of your year — if you know how to position, price, and market for them. Here's the playbook.

If you manage vacation rentals near a stadium, golf course, motorsports circuit, college campus, or major sports venue, you have access to a revenue opportunity that most property managers leave almost entirely to chance. Sporting events drive some of the highest-demand, highest-rate nights in any market — often doubling or tripling normal ADR — but only for the properties that are actively positioned to capture them.

Here's how to build a sports events marketing strategy that turns peak event weekends into your highest-revenue nights of the year.

Why sporting events are a goldmine for vacation rental managers

Sports tourism is one of the most demand-concentrated segments in travel. When 80,000 people descend on a city for a college football game, or 200,000 attend a major golf tournament, accommodation demand spikes dramatically — and supply doesn't change. That's a pure pricing opportunity.

Key characteristics of sports event travelers:

  • High intent, fast decisions: They know the date, they know the location, and they book fast once tickets are confirmed.
  • Group travel: Sports fans typically travel in groups of 4–10, making larger properties especially valuable.
  • Price inelastic: Someone who just paid $500 for a game ticket is not going to skip a vacation rental to save $50/night.
  • Repeat visitors: Season ticket holders, golf tournament regulars, and NASCAR fans come back every year — making them ideal repeat booking targets.

Build your events calendar — before your competitors do

The single highest-impact thing you can do is map out every major sporting event in your markets 12 months in advance. For each market you operate in, identify:

  • NFL, NBA, MLB, NHL, MLS home game schedules
  • College football and basketball schedules (especially rivalry games, bowl games, March Madness hosts)
  • Golf tournaments (PGA Tour, LPGA, major championships)
  • NASCAR and motorsports races
  • Soccer tournaments and international matches
  • marathons, triathlons, and endurance events
  • Local sports festivals and amateur tournaments (these drive surprising demand)

Once you have this calendar, you can block dates, set minimum stays, and plan your marketing campaigns months in advance — before the late-booking rush and before competitors realize what's happening.

Pricing strategy for sports event weekends

Standard dynamic pricing tools will catch major events, but they often underreact to local surges. Here's how to optimize:

Set event-specific minimum stays

For a 3-day golf tournament, set a 3-night minimum. For a Saturday football game, set a 2-night minimum (Friday–Saturday). This prevents single-night bookings that block your calendar during peak demand.

Price early, adjust closer in

Set elevated rates as soon as the event is announced. Fans who plan ahead will pay a premium for certainty. Adjust rates up (not down) as availability tightens closer to the event.

Don't cap artificially

The biggest pricing mistake for sports events is setting a "feels too high" cap on rates. If hotels in your market are charging $400/night during Masters week and you're charging $250 because it "feels like a lot," you're leaving real money on the table — and signaling lower quality to price-sensitive buyers you don't want anyway.

How to market your properties for sports event demand

Create event-specific landing pages

Build dedicated pages targeting event keywords: "vacation rental near [stadium] during [event]," "[Event] accommodation [city]," "Where to stay for [Tournament]." These pages rank for highly specific searches with strong commercial intent and almost no competition from OTAs, which don't create event-specific content.

Run Google Ads targeting event searches

Event-specific keywords have high intent and relatively low competition. Run campaigns targeting "[Event] vacation rental," "[City] lodging [tournament name]," and "[Team] game weekend accommodation." Budget these campaigns to run 4–8 weeks before each major event.

Email your past sports guests

Segment your email list for guests who've previously stayed during sporting events. Send them early-access booking opportunities for the same event next year. Subject line: "You stayed with us for last year's [Event] — here's first access to book 2026." These campaigns have extremely high conversion rates because the guest already knows your property and loved the experience.

Partner with local sports tourism operators

Sports tourism companies, ticket brokers, and event package operators are always looking for accommodation partners. A partnership that gives their clients preferred rates in exchange for referrals can fill your calendar for multiple events without any ad spend.

What sports event guests actually need

Position your properties by thinking through the sports fan experience:

  • Proximity: Distance to venue in minutes, not miles. "12 minutes from [Stadium]" beats "[City] vacation rental."
  • Group capacity: Fans travel in groups. Multiple bedrooms, large living spaces, and big TVs for pre-game and post-game gatherings.
  • Parking: Critical for stadium events. If you have parking, feature it prominently.
  • Outdoor space: Tailgate setup, grill, outdoor seating. Sports fans want to pre-game.
  • Local intel: Best bars to watch the game, closest stadium entrance, parking tips, transit options. This information in a welcome guide generates five-star reviews.

The repeat booking opportunity

Sports event guests are some of the most repeatable guests in the vacation rental industry. Season ticket holders come back 5–8 times per year. Golf tournament fans return annually. NASCAR fans follow the circuit. If you deliver a great experience and capture their email address, you have a direct booking customer for years — with zero OTA commission.

Build a post-stay email sequence specifically for sports event guests: thank them for staying, note how far in advance next year's event will sell out, and offer them first-access booking before you list publicly. This alone can fill your event weekends months in advance through direct bookings.
